For buyers: keep in my mind that there are WANTS and there are NEEDS.

Looking for a perfect dream house could months! After seeing first few house you can already determine what is non negotiable and what is possible to compromise.

Kate usually has my buyers write a two column table called wants/needs. Here you’ll write all that is important to you about your new house.

For example a list for 3-4 BD house looks like this:

Statistically after seeing 10 house the buyer is ready to make a decision. If your dream home is still not found, then it’s time to compromise and determine where your expectations beyond reality.

 

For sellers: three things determine if your house sells and how quick.

  • Location  ( noise level, how far from parks or beach, particular school district ect…. )

  • Condition ( is it newly updated? Walls painted? Fresh carpet? Ect…)

  • Price ( below market, market, or above market price)

 

In order to sell your house at the best price all three conditions have to considered. As you see it’s not only the prices, but the condition of the house. Be prepared to get the house in refreshed, presentable condition, otherwise you might have flippers and deleveloppers sending you low ball offers.
