Managing a property can mean many things. From simple act of collecting mail once a week to a full service management. It all depends on your needs and your budget.
Most common request I get is to lease a property to a qualified tenant and then to manage it, meaning respond to tenant’s maintenance requests. During years of working in this field I’ve created my trusted source of contacts:
Various level of plumbers
If it’s a simple sink drain call less expensive company. If it’s something major, like pipe leaking, then I go for licensed company. Side note: To legally perform plumbing work on projects valuing more than $500 in labor and materials in the state of California, you must be a licensed contractor.

Experienced AC technician
At least once a year I do an AC inspection. Regularly changing AC filter is a must ( for some houses it’s twice a year, for some once, it depends on the area). When the AC doesn’t work there could be a simple solution from adding freon, to fixing a leaking condenser. Absolutely not always necessary to replace a new AC.
